How our investments work

We work with a network of mortgage advisers across New Zealand to find people looking for property lending. When a borrower’s application meets our rigorous checks, we fund the loan ourselves before making it available to investors. Registered investors can choose to invest in all or part of these loans through our secure online portal.
Every loan is backed by a registered first mortgage, with monthly interest payments and no ongoing fees – apart from tax. All loans are fully managed by Southern Cross Partners on behalf of investors.
Each investor is allocated an On Call account earning 1.00% p.a. with the rate linked to the Official Cash Rate and subject to change.

How we source investments
We have a specialist lending team dedicated to sourcing high-quality loan opportunities for our investors. We focus on short-term, customised lending solutions that help Kiwis secure better opportunities.
There are no impersonal algorithms here. Every loan application is reviewed in detail by our team. We put faces to numbers and keep people at the heart of everything we do. We work closely with trusted financial advisers, and most of our applications come through advisers we’ve partnered with before.
Once a loan application passes our rigorous internal approval process, we provide funds to the property owner. Then, we list the opportunity on our investor portal for you to invest.
This cycle of finding quality loans and offering them to investors keeps our business in balance.

Frequently asked questions
Your investment is backed by specific loans secured against properties you select. Unlike a term deposit, your investment isn’t tied to a fixed monthly term – it’s linked to the life of the chosen loan.
Every loan offered to investors is secured by a registered first mortgage. These mortgages are held by our Trust Company – Loan Investment Trustees Limited – on behalf of each investor in that loan.
We accept the following types of property as security:
- Residential homes
- Commercial properties
- Apartments
- Bare land
- Lifestyle blocks
- Construction and renovation projects
To determine the value of a security, we use one or more of the following:
- Valuation from a registered valuer
- Real estate appraisal
- Comparative Market Analysis (CMA)
- Sales & Purchase agreement
- Capital or rateable value
For some applications, Southern Cross Partners may also request additional documents such as a building inspection report and conduct a physical site visit.
